Lighthouse, Dee Why

Construction is now underway on the Meriton development, Lighthouse at Dee Why. The development consists of 4 buildings and 2 towers which will rise 17 storeys high. There will be over 351 apartments available once works are completed as well as ample parking and a large retail and commercial space which will include Woolworths, an assortment of eateries, shopping spaces and a childcare.

The Lighthouse will offer panoramic views of the surrounding ocean, beach and lagoon for inhabitants. The new town centre hub will have many retail and commercial offerings including an open planned space with landscaped gardens, artwork, seating and an entertainment stage for residents and surrounding locals.     

The Lighthouse location is close to some of Sydney best beaches with only a short walk to Dee Why Beach and is also surrounded by Curl Curl, Collaroy, Freshwater and Manly beaches. The development is proving to be popular already with apartments being sold fast off the plan.

Oakdale South

Situated in Western Sydney’s logistic hub of Kemps Creek, Goodman’s Oakdale South is a large industrial subdivision of over 90 hectares. The site is a part of Goodman’s larger $50 million Oakdale Industrial Estate, which is an industrial development on over 40 hectares of developable land. Barker Ryan Stewart were appointed by A T & L Civil Engineers & Project Managers as the project’s Principle Certifying Authority through the provision of construction, compliance, and subdivision certificates.

The site is adjacent to Ropes Creek, with a portion of the area being flood prone land. It includes six DHL facilities for companies such as; Toyota, Petbarn, and DSV, as well as a Costco site for which Barker Ryan Stewart will provide independent certification. The development will also be serviced by over two kilometres of new road, multiple OSD and bioretention systems and a creek realignment.

Huntlee

Huntlee

Huntlee is an exciting venture near Branxton NSW being the first new town to be built in the Hunter region within the past 50 years, the end result will be a town close to the size of Singleton and located only 45 minutes away from Newcastle.

The project plan will initially create up to 5,700 residential dwellings in four distinctive villages, with planned room for population growth. It will also include a 200ha mixed use Town Centre/downtown district catering for a range of retail, commercial, primary and secondary education uses as well as up to 1,700 downtown dwellings, a recreation lake and a sporting oval.

Barker Ryan Stewart has been engaged by the LWP Property Group as the Principal Certifying Authority for the subdivision works for Huntlee. We have also been providing RMS Verification services to the entry road, Wine Country Drive. We have been involved with Huntlee since the beginning and it has been exciting to watch the town grow.

Darling Harbour Live, South West Plot

The Darling Harbour Live, South West Plot apartment blocks have begun construction on the site which was once the Qantas Credit Union Arena, the construction consists of; three residential buildings, one community building and one commercial building. The new residential apartments are quite an exciting feature as it will be the first-time people will be able to live within Darling Harbour rather than on the outskirts and all 539 apartments offered for sale in stage 1 of the project have already sold out.

Barker Ryan Stewart is providing private certification services to facilitate the strata subdivision of the units in the three residential towers in the South West Plot. These services include the issue of Complying Development Certificates and Strata Certificates.

Lake Macquarie Transport Interchange

The Lake Macquarie Transport Interchange is a major road improvement to connect the areas of Glendale and Cardiff including the installation of over 2km of road, upgrades to intersections and improving pedestrian, cycling and bus facilities. The aim of the project is to transform this area into a major regional commercial and transport hub.

Barker Ryan Stewart was engaged by Lake Macquarie City Council to provide RMS Project Verification Services.

Harold Park Tramsheds - Barker Ryan Stewart

Harold Park Tramsheds

The Harold Park Tramsheds development is located only three kilometres from the Sydney CBD and is a reconstruction of the former paceway and historic Rozelle Tram sheds which was originally built in 1904, the project was run by the development company Mirvac with an approximate development size of 10 hectares. The aim was to transform this icon into a communal hub of food vendors, retail outlets, living spaces, and area for artisans and educators. This was done by restoring the exterior depot and upgrading the inside to a retail precinct, and adding 12 residential towers, including basement parking, and open space precincts including a main park and pocket parks between the towers.

Fernbay Seaside Village

Fern Bay Seaside Village offers quality home sites ranging from 500 to 1780m² located 2 hour’s drive from Sydney, and 15 minutes north of Newcastle. The 600-lot master-planned residential subdivision offers residents access to Stockton Beach, one of Australia’s unique beaches. Four-wheel-driving, dune racing, beach walking and ocean fishing are some of the many activities that are enjoyed in this area.

The neighbourhood parks are located within the community providing a lot of great options including undercover BBQ areas, playgrounds, sandpits, a large oval area and amphitheatre designed to host local productions.

Barker Ryan Stewart is engaged by Rawson Communities as the Principal Certifying Authority (PCA) of the Part 3A Major Project approved development. Our PCA role includes issuing Construction Certificates, Compliance Certificates and Subdivision Certificates for each stage of the master-planned subdivision.

Darling Walk, Darling Harbour

Redevelopment of Darling Walk at Darling Harbour (the former Sega World complex), including bulk excavation and construction of two nine-storey buildings comprising: commercial offices; retail uses at ground level; a children’s theatre; 800 basement car parking spaces of which 600 will be public; access and egress arrangements; and an upgrade of the Bathurst Street pedestrian bridge.

Barker Ryan Stewart has provided private certification services – Principal Certifying Authority and subdivision certificate issue for Lend Lease.

Bungarribee Industrial Estate

Goodman Property Services obtained approval for construction, fit out and operation of a warehouse and distribution centre, comprising three warehouse buildings and ancillary office building under the 3A Major Projects system.

Outlook Estate

The Outlook Estate is a Master Planned 400 lot residential estate in the Hunter. Barker Ryan Stewart has been engaged by Northwest Residential Pty Ltd to provide private certification services including acting as the Principal Certify Authority, Construction Certificate approvals, Compliance Certificate inspections and the issuing of Subdivision Certificates.

Marlborough Road, Homebush

Barker Ryan Stewart has been engaged by StrataSurv to provide Strata Certification Services for three stages of a master planned development totally 335 residential apartments at Homebush.

James Rouse Drive

Barker Ryan Stewart provided Strata Subdivision Certification services for this 89 residential strata unit development.

Ingleburn Gardens Estate

Ingleburn Gardens Estate is an exciting new master planned housing development in Sydney’s south west by Monarch Investments Group. This new integrated living community will be a unique development offering facilities including an early education and long day care centre, the Edmondson Park Anglican College (K-12) and an Anglicare Chesalon Aged Care Facility. The water sensitive urban design features of the development included the provision of bio-swales for water quality and on site detention purposes and the rehabilitation of a natural watercourse and a natural spring.

Keylink North, Industrial Estate

Located at Pembroke Road, Minto this estate is highly sought after due to its high clearance warehouse space, modern stand-alone facility and modern office accommodation.

Dexus Estate Industrial Park

Dexus Estate, a 47.6 hectare Greystanes site is part of the former Prospect Quarry. The developed site will be used for a wide range of industrial uses including warehousing, manufacturing, logistics, storage, and research and development.

Approved as a 3A Major Project, Barker Ryan Stewart was engaged by Dexus Property Group to provide private certification services, including Principal Certifying Authority, construction certificate, compliance certificate and subdivision certificate services.

Coles Distribution Centre

Australand Holdings subdivided and developed a large warehouse and associated facilities for Coles Group. The state of the art distribution facility is located at the southern off ramp of the Hume Highway.

Barker Ryan Stewart were engaged by Australand Holdings to provide private certification services for the internal design and construction of roads, drainage, watercourse rehabilitation and bulk earthworks and the compliance works requirements of the Roads and Traffic Authority for works within existing road reserves.

Sydney Motorsport Park (Eastern Creek Raceway)

The project entailed the removal of existing facilities and the design and construction of new facilities, incorporating new amenities commercial kitchen, bar, ticketing, surveillance, merchandise outlet, disability access ramps and corporate box upgrades.

Barker Ryan Stewart has been engaged by Evolve Projects Pty Ltd to provide private certification services required for the track and drainage construction works associated with the proposed modifications to the raceway.

Penrith Lakes Wildlife Lake

The establishment of a Wildlife Lake situated in the north of the Penrith Lakes Scheme. The lake is to encourage local native animals to return to live and breed is an important outcome in creating the lakes scheme.

Coal Export Terminal

The Project involves the progressive construction and operation of a new coal export terminal (CET) on Kooragang Island in Newcastle.

Rochford Place

Barker Ryan Stewart were engaged by Lend Lease Development to provide private certification services for the road and drainage works associated with Stage 2 of the Rochford Place senior living development.

Anglican Schools

Sydney Anglican Schools Corporation build and operate Anglican Schools for students from kindergarten to year 12. The Schools offer a financially accessible Christian education to the local communities in which they are located.

Barker Ryan Stewart were engaged by Sydney Anglican Schools Corporation to provide private certification services for the Schools internal design and construction of roads, car parks, access, drainage (including On Site Detention), watercourse rehabilitation, bulk earthworks and soil erosion and sedimentation control.

Australian Technical College – Hunter

The Australian Technical College is undergoing some extensive works to make better use of their site at Junction Road, Maitland.

Barker Ryan Stewart were engaged by Australian Technical Colleges to provide private certification services for the internal works compliance of roads, car parks, access and drainage.

Huntingwood East

Huntingwood East offers a range of options for potential users. The current masterplan contemplates a range of building sizes ranging from 1,000 sqm to 25,000 sqm. The site also lends itself to a higher and better use such as bulky goods.

Barker Ryan Stewart has provided private certification services –construction certificate, compliance certificate issue along with independent verification for RMS intersection works associated with the Major Works Authorisation Deed.

Orica Southlands

Southlands is an approximately 20 hectare site owned by Orica. Stage 1 of the Southlands site will be developed for high quality industrial and warehouse purposes.

This Residential Master Planned Estate consists of approximately 470 lots and is located in the rolling hills of Cobbitty. AV Jennings is a leading residential property development company. Barker Ryan Stewart has been engaged to provide private certification services for the issuing of construction certificates for all the subdivision works.

Minto Urban Renewal Project

The Minto Renewal Project involves the staged redevelopment of approximately 1,000 properties in the Minto public housing area in Sydney’s south west. When the redevelopment of Minto is completed there will be approximately 360 public housing homes (including seniors living units) and approximately 850 private homes. The houses have been designed to enhance water conservation and energy efficiency, through rainwater reuse and low energy appliances.

Baker Ryan Stewart has been engaged by Urban Growth NSW c/- Mott MacDonald as private certifiers to provide Construction Certification services for stages 12 and 13 of the subdivision.

Stage 3 Eastern Creek Business Park

Private certification services for the internal design and construction of roads, drainage and bulk earthworks and the compliance works for major industrial subdivision.

Beaches, Catherine Hill Bay

The Rose Group required the services of a Principal Certifying Authority (subdivisions) to issue construction certificates, compliance certificates and subdivision certificates for a significant sized master planned development of an historical and high profile site at Catherine Hill Bay.

Barker Ryan Stewart are the Principal Certifying Authority for the 550 residential lot Master Planned development and are the Roads and Maritime Services Project Verification for the major intersection with The Pacific Highway.

Barker Ryan Stewart have provided construction certificates for preliminary earthworks, stages 1 and 2 and the Montefiore Street upgrade as well as undertaking works inspections with a view to issuing a compliance certificate for those works.

Evoke Apartments, Ryde

Meriton required the services of a strata certifier for their Evoke Apartments Development at Ryde.

Barker Ryan Stewart are working closely with Meriton to obtain strata certification for approximately 280 residential apartments.
