Empire Bay Medical Centre
Barker Ryan Stewart has been successful in obtaining DA approval for the Empire Bay Medical Centre.
The site was recognized as an ideal site for a medical centre to service an ageing resident base that is also experiencing rapid population growth. The Empire Bay suburb has higher rates of residents aged 50-79 when compared with NSW, and the proposed development will provide important medical services to residents who require local and accessible medical facilities.
Media reports from 2017 indicate patients on the Woy Woy Peninsula are waiting up to two weeks for regular GP appointments due to the retirement of doctors and relocation of staff (The Daily Telegraph, 2017). This addition to the current health infrastructure services for the Empire Bay area will make a significant social contribution to the community where health resources are scarce.
Barker Ryan Stewart was able to obtain DA approval in under 3 months despite there being a number of complex legislative and environmental constraints that had to be overcome.
Medical centres are typically prohibited in R2 Residential zones. However, Barker Ryan Stewart’s town planners identified that the medical centre could be approved by the overriding Infrastructure SEPP. Barker Ryan Stewart’s in-house surveyors, planners, traffic engineers and civil engineers worked collaboratively with a variety of external consultants including architects, arborists, ecologist and bushfire consultants to ensure that the various site constraints could be appropriately addressed and road access could be obtained via the RMS controlled Empire Bay Drive.
Barker Ryan Stewart has provided our full range of services including surveying, planning, traffic and civil engineering design. We have now been engaged to complete the detailed engineering road design (including works on the RMS State Road through the WAD process) and have been appointed to project manage the Construction Certificate stage.
